    Structural Engineer Pre-Purchase Inspection / Structural Damage Inspection

Which may bring on concerns in the form of last-minute reduced offers from buyers or large unexpected costs to rectify the damage as a buyer.

    Dilapidation Reports

    A Dilapidation report is a photographic record of the structural condition of the property either prior to and/or post to construction. A dilapidation report is to be conducted if:

    • Council DA requirements specify;
    • The builder/developer is concerned about the wellbeing of the properties surrounding the proposed site to be built;
    • The neighbour is concerned about the wellbeing of their own property due to the start of construction nearby.

    In this service, an EAE expert will attend the site to take photographic evidence of the current condition of the external and internal neighbouring properties and/or council assets surrounding the subject site.

    EAE conducts pre-dilapidation reports before the start of construction on a property to document evidence that the development of the subject site had little to no effects on neighbouring properties. A post-dilapidation report will then be conducted to determine if any structural damages was caused by the development nearby.

    Wall Removals

    When removing a wall in any structure, it is vital that an experienced engineer visually inspects and assess whether the wall is deemed safe to remove without any supporting structure in place (non-load bearing). Alternatively, if the wall is a load bearing structure supporting any vertical or lateral loads it is important for an experienced engineer to plan, design and certify a methodology to safely remove the wall.

    Load Bearing Wall

    An engineer will attend site to assess the existing loads acting on the wall, conduct a site measure up surrounding the structure and provide detailed structural documentation which includes full set of plans, section and details, safe beam sizes that accommodates the home and final design certificate.

    An experienced engineer consultant can also offer a superintendent role for remediation works and issue a final structural certification upon completion.

    Non-Load Bearing Wall

    A certification will be issued after an experienced engineer confirms that the wall is categorised as non-load bearing.
